    House hunting

    We are past the appraisal and it appears our condo is going to get sold, been doing some house shopping with Summers and I never thought I'd consider it, but we are thinking about doing a lake view with a community dock.

    We want to stay in the Osage Beach area, around $200k, newer construction 2004+, 3 bedroom, 2+ bath, and two car attached garage. This is hard to find in this area at $200k.

    The 42 will have to wait until after December when the Iowa house closes too hope I don't find any deals between now and then.

    Has anyone else bough "lake view with community dock" and do you regret it?

    You have a lot of requirements for $200k. I think lake view is the only way that you are going to get there. The community dock really isn't that bad, and can be fun. I am sure you already know this from the condo though.

    Only issues in our area with the community docks are insurance and repairs. Seems they always squabble a bit over the assessments but nothing major. Other than that I doubt it would be any different than the condo dock unless you didnt get along with a slip mate.

    I know one house that meets 4 of the 5 but the price is 265 I think it is just a couple of houses up the road from the spec house that we have,
    Boat slip size will also be big issue with those requirements, think O road and many more cloose options

    We just bought on the lake in Osage Beach for a bit over 200k, and it is 1970's with no garage...

    We did not try foreclosures, or distressed sales.

    Where was your condo? Why do you want a house? I have always wanted a house but like to lock it and leave and not worry about any repairs.

    I've been looking at Bank owned forclosures - but haven't
    found anything good right on the lake...or with a slip.

    I stayed for July 4th - he said something like 1,200 or 1,500 for the

    We were househunting over the summer. Had similar requirements (plus deep water under the dock) and found some "fixer uppers" in that price range. Second tier would probably get you there, but for lakefront we had to raise our price to get what we were looking for...and I haven't regretted it for a minute.

    Condo is in Heron Bay complex, wife has been working here since July of 2008 and I spend every weekend at the lake. Right now all our stuff from the house in Iowa is in storage.

    Now is the time, we are finding some great deals out there. I don't think it will be a big issue being lake view, just wanted to see if anyone else has done it. A good majority of the poeple that live down here full time don't live on the lake.
