Actually all you really needed to replace is this part that makes the floor level elbow.
Lint can get clogged up in there and a fire can start, with plastic vent pipe - happened to my aunt.
Did you have chris check on that new insurance policy if it covers damage due to dryer vent fires? Just sayin...

The vent to the dryer and the floor elbow are metal already, the part going up the wall is plastic material.

finished the main bath last night

had to take the sink off to get it painted behind and it was easier to put on the new faucet.

    done!

master bedroom is done and new furniture from Helton's cats seem to like it.

I'll get some pics of my shallow water this weekend if it's nice out. I'm giong to need a 15,000 shore station unless Ameren lets me do some work down the road.

Dang, that is a big shore station. We used to have those back in IOWA and we would pull them out every winter so the ice wouldn't destroy them. The good news is I know a guy @ Heron bay that doesn't use his slip during the winter season (only 12k lift though).

The pad is looking good. I can't wait to see it..

Ya he's got a nice one for sale.

I don't think the boat prices have hit bottom yet. I either want to wait for 2005 or new 42 or pick up a smoking deal (any brand boat) and run it for a few years. Might even be a good idea to wait until fall to find a boat for next year.

I've got plenty of house work to do and my new close date on the Iowa house is May 1. Kind of like to make sure that happens too. Then I need to make sure it has a trailer and/or I can get some sort of dock set up in.

I'm with you. Give it another 6 months & the banks may pay you to take their repos.
    Stirring the pot since 2005!
